There's more to owning a home than just paying the mortgage for your security and comfort. You also need to keep your house running smoothly month after month, paying particular attention to a number of critical areas. Here are ten things every new homeowner should know to keep of your house in tip top shape.
Number one learn your property lines. Visit your local zoning department before doing any of the following to avoid trespassing into your neighbor's territory build a fence, remove a tree, or plant border shrubs.
Number two can you dig it? Call your state's eight one one information center before you dig so you can avoid any utility lines buried in your yard.
Number three what to do in a water emergency. Know where your main water valve is, what it looks like, and how to shut it off.
Number four know the signs of water heater needs replacing. If your water heater is ten or more years old, has rust on the floor, rumbles as it heats up, or has moisture or pulling in water, it might need to be replaced.
Number five know your fuse box. Beyond knowing where your fuse box is, determine what each switch controls and label it. Consider keeping a flashlight with extra batteries nearby.
Number six organize owner's manuals and warranties. Dedicate a drawer or file for any paperwork for these main appliances, your thermostats, your refrigerator or freezer dishwasher, washer and dryer water heater, and your central air conditioning unit.
Number seven kick it to the curb on the right day. Learn the pickup schedule for both garbage and recycling, and what your refuse service will and won't accept.
Number eight parking parameters avoid a fine for violating street cleaning times, overnight restrictions, or residential and guest parking permits.
Number nine licensed Fido and Mr. Whiskers licensing requirements differ by area, but generally it's necessary to license your pet, especially to use dog parks.
And lastly, know what needs a permit. Generally, the following projects require permits installing and repairing a fence, structural changes to the building additions, installing windows that are a different size than previous ones, and landscaping works. By keeping your home in good condition, you'll likely prevent small problems from turning into bigger, costlier ones. At the same time, you'll be maintaining the value of one of your most important investments.
